Do You Need a Permit for a Kitchen or Bathroom Remodel in Las Vegas?

Open concept remodel in progress Las Vegas

The permit question comes up at almost every estimate, usually asked quietly, like the answer might be expensive. Here is the plain-English version for Las Vegas, Clark County and Henderson homeowners.

When You Need a Permit

  • Moving plumbing. Relocating a sink, drain, tub or shower means permit and inspection.
  • Moving or adding electrical. New circuits, relocated outlets, added subpanels: permit.
  • Gas lines. Any gas work, always.
  • Removing or altering walls. Load-bearing or not, wall changes typically require review, and load-bearing removals need engineering.
  • Additions. Always, with plans and inspections from footing to final.

When You Usually Do Not

Cosmetic work in the same locations: painting, flooring, cabinet replacement in the same footprint, countertop swaps, new fixtures where the old ones sat. This is why a bathroom refresh can skip the counter while a tub-to-shower conversion cannot.

What Skipping Permits Actually Costs

Unpermitted work does not disappear; it waits. It surfaces in home inspections and title work at resale, where buyers demand credits, retroactive permits or walk away entirely. Retroactive permitting means opening finished walls so an inspector can see inside. Insurance claims involving unpermitted work get complicated at the worst possible moment. The permit was always the cheaper option.

The Good News: You Never Touch Any of This

A licensed general contractor pulls permits as part of the job. Vegas Pro Remodeling (NV Lic. #0092906) files with the City of Las Vegas, Clark County, Henderson or North Las Vegas, schedules every inspection, handles HOA submittals in managed communities and closes the permit at the end. You get a finished project and a clean paper trail.
